New Community Information

Zone 6 is getting more from MVCC and will be publishing a newsletter soon.  The Ven-Mar NA now has a flier at the Sunday Farmers Market and is beginning to hold meetings again.  Hot issues have been the recent graffiti tags and the traffic problems.  Some areas are more impacted by the SMC Bundy Campus and some by Walgrove or Beethoven traffic.  Together we can work to mitigate the inconveniences and get along.

Also check the Service to Mar Vista page for information on the community activity.

I highly support the local Neighborhood Association called Ven-Mar and it's new Yahoo Group so you can talk openly about the issues affecting us.

Community update:

May 5th update

New Communities pages have been revamped and enhanced with many links to the Wikipedia web site.  I find that the community being built on wikipedia a good resource.  Feel Free to let me know if you find a better link with information that a home buyer may want to have on hand before deciding on a community.

 

Community Involvement:

The local Community Council has a election coming up.  I have thrown my hat in the ring for Zone 6.

For those of you who live in the Mar Vista community or work in the Mar Vista neighborhood please review the information on my MVCC-Zone6 candidate page and register to vote in the upcoming election.  See www.MVCC.org for details on the process and the issues the local community board works on to improve our access to City Services etc.

This blog is geared more to the investment person.  if you are looking at the market for earnings and future security this is what the market pulse looks like to me.  My focus is often on the multifamily type properties or the home that is a good candidate for improvement.

You get what you pay for:

Discount brokerage firms have some owners wondering if they can save a percentage point.  But the proof is in the real end result.

Does the seller of the home get the services that they need and the sale price that they deserve?  Often times not.

The lowest end discount shop may not use the professionals that a full service Realtor would use.  Opting for the cheapest alternative.  Whether for the inspector of the home or the property disclosure service.  Faulty information here can leave the homeowner open for costly law suits down the line. 

Frequently the agent at that discount shop is not as available for showing and the marketing campaign to bring the buyers is defiantly smaller.  When a prospective buyer asks for a showing is it acted on with gusto?  Or is it more likely when it is next possible appoint is two days from now?  The information I'm getting is that the hourly paid staff at the regional offices are less inclined to be available.  Leaving the potential buyer to keep looking.  Not getting a warm and welcoming showing.  This reduces your sale ability.

Also the Real Estate Professionals know that they will not get an active participant from the sellers agent and that they will have to work harder to complete the escrow.  Often times for lower commission percentages on the buyers side of the transaction.  Making the agents less than enthusiastic about showing those listings to their customers.

Why start out of the gate with three strikes against you.  Especially in a declining market.  Less demand and less interest will cost you more in the end than the few points you will save by using the discount broker.

Just like you shop for quality food you should also shop for a quality real estate professional in your intended area.
